​We are so excited you are considering leasing with our company or have already made the decision to become part of the family! As a small family owned and operated business we value the importance of your time and have placed a few links here for your convenience with information on our application process and leasing expectations.  


Our leasing paperwork follows the standard VAR (Virginia association of Realtors) lease and consists of several disclosures and addendums related to the area you are renting in, the actual lease itself and a company rules and regulations guidelines. All of the information will be discussed thoroughly at your leasing appointment. A few major points to consider when leasing with us- 

  • At this time none of our properties are Section 8 qualifyable
  • Our company includes a military clause for all military personnel within the lease
  • Pets are considered on a case by case basis and a pet addendum must be signed and agreed upon in addition to the lease and other disclosures, a pet fee will be required as well as a possible pet rent
  • Termination is "60 days" not 30.. when a tenant is reaching the end of their lease, 60 day notice is required to be given to the landlord whether the intent is to vacate, renew the lease, or continue occupying the unit on a "month to month" (60 day to 60 day) basis.
  • Rent is due on the 1st and late after the 5th, we have an attorney on retainer who handles all of our late notices and eviction proceedings.

​The rental application can be accessed online or in person all you have to do is have a working email address or request a physical copy. The online rental application is easy and mobile friendly. If you would like to apply in person please contact someone from our team to discuss how to do so. If you would like to apply online we would be happy to set you up with a link to complete the process. ​Once you receive your emailed link to apply, the online application will open in a new window tab where the property unit and application fee are displayed. From here you will enter your desired move in date and credentials and proceed with the application.

All of our current tenants are set up with a secure Tenant Portal where you can:

- Pay Online using a bank draft for free or credit card with convenience charge

- Submit work orders or maintenance requests

- Access all signed documents pertinent to your rental history and view your tenant statement

- Manage your account profile for up to date information
