1. WHAT ARE THE APPLICATION/LEASING FEES?
There is a $60 Application Fee due upon applying. A security deposit of one month's rent due 24 hours after being approved and a $125 non-refundable admin leasing fee due 24 hours after being approved. The first month's rent is due on the day of move in stated on the lease agreement. There will be a non-refundable pet fee (if applicable). 


2. HOW LONG IS THE LEASE TERM?
A lease is usually 12 months. Some landlords may offer lease terms from 6 months up to 18 months.


3. WHAT'S INCLUDED IN THE RENT?
Make sure to ask the landlord what utilities are included in your rent. Get specific and ask exactly which utilities you're responsible for and what the landlord will cover. You may also want to consider asking about amenities like parking, lawn care, storage and pool access, etc. Depending on the rental, you may have additional fees for these types of services and amenities.


4. WHEN IS RENT DUE AND HOW DO I PAY IT?
Typically rent is due on the 1st and late after the 5th, we have an attorney on retainer who handles all of our late notices and eviction proceedings.

All of our current tenants are set up with a secure Tenant Portal where you can:

  • Pay Online using a bank draft for free or credit card with convenience charge
  • Submit work orders or maintenance requests
  • Access all signed documents pertinent to your rental history and view your tenant statement
  • Manage your account profile for up to date personal information 

Please access your tenant portal by clicking the Tenant Portal tab in the menu bar for comments, questions or day to day concerns. If you are experiencing issues with your portal please contact someone from our team so we can assist you in resolving or troubleshooting any problems. 


5. IS RENTERS INSURANCE REQUIRED?

A renters insurance policy helps cover your belongings if they're stolen or damaged by a covered peril, such as a fire. It can also provide liability coverage that helps protect you financially if you're found legally responsible for someone else's injuries or damage to their property. 


6. WHAT DO I DO IF SOMETHING NEEDS FIXING AT THE PROPERTY?

As a tenant, it is your responsibility to inform your landlord if something needs fixing in the home.


7. WHAT IS THE PET POLICY?

Pets are accepted on a case-by-case basis dependent on the property and owners' specifications. There is a nonrefundable fee of $350 per pet and a monthly pet fee of $25 per month. Tenants must provide the pet's vet records, license with the city, and sign a pet addendum to the lease. Service or assistance animals are not technically "pets" and tenants do not pay fees associated with them. However the landlord can seek money for damages caused. Homes with carpeting will require special cleaning after move out. 


8. IS THE SECURITY DEPOSIT REFUNDABLE?
Generally, security deposits are refundable if you do not break the terms of your lease and there is no damage to the unit. If you do break your lease or leave damage in your rental, your landlord may keep all or part of your security deposit to help cover those expenses.


9. HOW MUCH NOTICE DO I GIVE BEFORE VACATING?
Termination is "60 days" (not 30) when a tenant is reaching the end of their lease, 60 day notice is required to be given to the landlord whether the intent is to vacate, renew the lease, or continue occupying the unit on a "month to month" (60 day to 60 day) basis.


10. WHAT ARE THE RENTAL QUALIFICATIONS?
Qualifications for each property include but may not be limited to:

  • No judgements/evictions or unpaid rentals in the last 3 years​
  • No late payments in the last 12 months
  • Rental verification provided from current landlord
