- Inspections (semiannual interior inspections of every unit with a report shared to the owner and pictures as necessary, monthly inspections of exterior as requested or agreed)
- Efficient & Reliable Communication between all parties as needed- we are always available and accessible to our clients from 7am to 10pm via email for problem solving or just to brainstorm real estate questions and concerns. We have over ten years of experience in the Real Estate world and property management business and are always open to lending our expertise to any questions that may arise.
- Accounting- includes but is not limited to monthly statements of income and expenses which can be accessed on your online owner portal, direct deposit of your owner proceeds monthly to account of your preference, 24/7 access to all signed documents and property related paperwork on portal, ability to make secure payments/ “contributions” to us for any expenses exceeding your maintenance cap.
- Expedite leases, contract negotiations and supply legal counsel from our attorney as needed for garnishments, eviction proceedings or civil disputes

We are also a team of Licensed, Professional REALTORS with real estate business all over the peninsula, southside and middle Peninsula area up to Richmond. Every client or homeowner we work with requires different service and attention therefore we offer a more A La Carte business model. Some of our clients prefer to be completely hands off when they turn their property over while others choose to be actively engaged and make their own calls as circumstances arise. Either way, you let us know what you want as far as how involved you want to be and we will be happy to accommodate your needs.
