Property Management Services

Including but NOT limited to the following:
-Process all applications and manage showings for prospective tenants
-Lease negotiation, preparation, and administration
-Provide Accounting and financial reporting as agreed
-Manage tenant and common area improvement, when necessary, as liaison for property owner
-Coordinate tenant entry and exit
-Keep updated communication between owner, tenant, and vendors
-Emergency after hours contact
-Facilitate any legal proceedings between tenant and owner with attorney on retainer, communicate all proceedings to owner and show on behalf of owner for any appearances
-Provide retention services when needed in the form of connections to community service programs for rent relief, utility assistance and more
-Oversee Capital improvements and keep communication going between parties as necessary
-Advise on pending renewal and terminations for tenant turn over and provide comprehensive market analysis as needed
-Institute preventive maintenance programs on the owner’s behalf based on periodic inspections
-Provide inspection reports as agreed upon (typically biannually)
-Advise on Portfolio optimization as needed (given market changes at the request of the owner and once yearly at scheduled annual review)
-Provide Access to Paperless documentation on all forms and accounting using our owner “portal” system
-Provide Electronic direct deposit of all funds including rent disbursements and an online payment system for contributions towards property projects to the manager

 

Our property management team develops and executes specific management plans based on the individual needs of each property owner. We aim to maximize returns, increase property values, control costs and maintain the highest level of tenant satisfaction. We believe setting the industry standard in customer service and tenant relations is paramount. We have acquired an in-depth understanding of the importance of the tenant relationship to the success of a project. Services provided to our tenants include but are not limited to:

-Provide a single point of contact for all tenant concerns
-Establish a chain of communication for matters relating but not limited to rent, maintenance, late payments, legal matters and noncompliance and requests
-Process changes to leases regarding renewals and terminations or amendments at the approval of the owner
-Implement and maintain preventive maintenance programs with the cooperation of the tenant in the areas of scheduling and completion
-Provide online portal system for all in one paperless service to include document sharing, rent collection, renters insurance options for purchase and a work order system for maintenance request
-Communicate and schedule all maintenance between approved vendors and tenants
-Handle tenant concerns in a timely and courteous manner
